Property agents in Singapore: Book the next viewing while you're at one

A new listing goes up and the WhatsApps start. You're in a flat across town, showing it to someone else. We answer every enquiry in seconds, in your name with your CEA number, ask the questions you'd ask, and book the viewing into slots your owner has agreed. Past clients and old enquiries get followed up too, inside CEA and PDPC rules.

Where an agent loses leads

The WhatsApp you can't answer mid-viewing. You're walking a buyer through the kitchen. Your phone buzzes in your pocket, then again. By the time you're back in the car, one of them has booked to see another unit in the same estate.

The same questions on every listing. Still available? Price negotiable? Can view tonight? Pets OK? You type the same answers again and again, between viewings and at red lights.

The viewing that wasn't worth the trip. You crossed the island for a tenant whose budget was far below the rent, or a buyer who hadn't checked if they could buy. A few quick questions would have saved the evening.

The buyer who said "let me think". He liked the unit. He wanted to talk to his wife first. Then the next listing came in, and nobody followed up.

The past client who called someone else. You sold their flat years ago. Now their MOP is up and they're thinking of selling. They call the agent who reached them first, maybe the one who knocked on their door last week.

How Singapore buyers and tenants pick an agent

Read what people in Singapore say about dealing with agents, and the same five things come up.

01A real, registered agentCEA tells people to check you on the Public Register, even by the phone number in your listing. Rental scams by fake agents made everyone careful.
02A reply that comesPeople ask in public why agents list a unit and then don't answer WhatsApp or calls. Silence reads as "it's gone", so they move to the next listing.
03No pressureForum threads warn about agents who rush a viewing, then push for a higher offer. Doorstep pitches annoy residents.
04A record they can seeSellers look up your past deals on the Public Register and ask friends who sold recently, before they sign.
05A fee that feels earnedCommission is negotiable, and some HDB sellers now list on HDB's own portal. Fast answers and steady follow-up are what make your fee easy to justify.
Answer fast, say who you are and don't push. That alone puts you ahead of the agent who's still mid-viewing.

The CEA rules your marketing has to follow

Every ad, post and marketing message you send falls under CEA's Code of Ethics and its Practice Guidelines on Ethical Advertising. Your agency has to vet them before they go out. Here's what that means in plain words.

Your ads can't
✕Leave out who you areAds, portal listings and social profiles need your registered name and registration number, your agency's name and licence number, and your CEA-registered contact. The Code says your correspondence must identify you too.
✕Call you an expert without proof"King of Bishan", "Mr Punggol", "Specialist" and "Expert" are out. Any claim of expertise or success rate must be backed by records.
✕Promise a priceNo "guaranteed sell high", and no guaranteed cash over valuation.
✕Advertise a unit without the owner's consentIn writing or by SMS, from every owner. Take the ad down once the unit is gone or the agreement ends.
✕Offer gifts or vouchersCEA bans any benefit in cash or kind to win a client.
✕Show a past deal's detailsNo transacted unit's address or floor. No names or price without written consent from everyone in the deal.
✕Message or cold call between 10pm and 9amAnd stop the moment someone says no.
✕Text a number on the Do Not Call RegisterA marketing message to a Singapore number, WhatsApp included, needs a register check or the person's clear consent.
Your ads can
✓Compete on commissionCEA says a lower commission isn't a banned inducement, because commission is negotiable.
✓Reply to anyone who askedPDPC says answering a person's own request for information isn't a marketing message under the Do Not Call rules.
✓Talk about the market, with a sourceClaims about prices or trends must be backed by reliable figures, such as a government agency's reports.
Why this matters to us: every message we send is your correspondence. So it carries your name, your CEA number and your agency's details, it never offers a gift, and anything we start ourselves goes out between 9am and 10pm.

What people ask before a viewing

Most listing enquiries are some version of these.

Still available?Price negotiable?Can I view tonight?Pets allowed?Can I rent on my work pass?When can I move in?
Booked. answers these from your listing details, then asks what you'd ask: budget, move-in date and, for HDB buyers, whether they have their HFE letter. The ones who fit get a viewing slot. The rest still get a polite, useful answer.

Questions property agents ask

Will it answer enquiries from the property portals?

+

Yes, when they reach your WhatsApp. Booked. answers on WhatsApp, Instagram, Facebook and your website chat, so a portal enquiry that lands in your WhatsApp gets the same fast reply as any other.

Does every reply need my CEA number?

+

We include it. CEA's Code says agents must be clearly identified in their correspondence as well as their ads. So the first reply gives your name, registration number and agency, and people can check you on the Public Register.

Can it message people at night?

+

It replies at any hour when someone writes to you, because they asked. Anything it starts itself, like a follow-up or a Revived. message, goes out between 9am and 10pm. That's CEA's window for SMS marketing and cold calls.

Can I message past clients about selling or upgrading?

+

Yes, with care. One deal years ago usually counts as a one-off under PDPC's rules, and a one-off isn't an ongoing relationship. So Revived. checks the Do Not Call Register unless they've given clear consent, says who you are, and stops when they say so.

Will people think they're talking to a bot?

+

It writes in your tone and answers the actual question, not a menu. If someone asks, it says it's your booking assistant and offers to pass them to you.

Can it negotiate the price or my commission?

+

No. It gives the asking price your owner set, or says the price is negotiable if that's the instruction. Offers, counter-offers and commission talk come straight to you with the full chat.

What if a buyer on my listing wants me to act for them too?

+

It doesn't offer. An agent can only act for one party in a deal, so it passes the question to you to handle.

Does my agency need to approve the messages?

+

Yes. CEA requires your agency to vet your advertising before it goes out. We set it up so you and your agency can read the messages and the first week of chats before anything changes.

Do you guarantee more deals?

+

No one can honestly guarantee that. You'll see the numbers yourself: enquiries answered, viewings booked, past clients brought back.

What does it cost?

+

Booked. is S$997 a month, month to month. Teams of one to five people can check if they qualify for a scholarship. Revived. is pay per appointment.

  • Agents with years of past clients and old enquiries nobody has followed up
  • Agents who'd rather book viewings from enquiries than knock on doors
✕

Who it's not for

  • Agents who want gift, voucher or "guaranteed price" campaigns (CEA bans them)
  • Agents who want to blast numbers they bought or scraped
